York EPC can produce commercial EPC’s on a complete range of buildings from a small retail unit to a large school or office block. Naturally with such a varied range and size of property the prices vary considerably. Our prices start at £150 with no VAT (as we are not VAT registered) and are calculated on the floor area and number of rooms.

We aim to carry out the assessment within 72 hours of an enquiry and the completed EPC report is delivered within 48 hours of the assessment.
When would I legally need a commercial EPC?
It is a legal requirement to obtain a Commercial EPC when you are selling or letting out a property. The responsibility for providing an EPC lies with the property owner or landlord who must provide the valid certificate free of charge to a prospective buyer or tenant.
You would also need a commercial EPC upon construction of a newly built non-domestic property or when a non-domestic property has been modified to include the provision or modification of HVAC services.
It is important to note that the requirement covers non-domestic properties other than commercial buildings, for example a school, hospital or library.
As with Domestic EPC’s there are certain properties that do not require an EPC by law, such as a place of worship or a listed building. If you are unsure of the law, please contact us and we will be happy to clarify the legislation in relation to your property.
Other situations where a commercial EPC is required
If you are having solar photovoltaic panels installed on your property it is necessary to obtain a valid EPC which has a ‘D’ rating or better, in order to be able to claim the higher level of the governments Feed in Tariff (FiT), which pays you a specified sum for the electricity your panels generate.
There are currently no other government schemes which require a commercial EPC certificate.
What information does a commercial EPC contain?
An EPC is intended to inform potential buyers or tenants about the energy performance of a building, so they can consider energy efficiency as part of their investment or business decision to buy or occupy that building.
The EPC shows the energy efficiency rating (relating to running costs) of a non-domestic property. The rating is shown on an A–G rating scale similar to those used for fridges and other electrical appliances
The EPC includes recommendations on how to improve the energy efficiency. There is no statutory requirement to carry out any of the recommended energy efficiency measures stated.
